Send everything you have
Photos or renders, the brochure, floor plans and the sales information. The more complete the material, the stronger the story in the film.

You get the plan first
Within a day you receive the shot list and the voice-over script: which rooms in which order, and exactly what the voice says. You approve it or send it back.

I build the tour
Camera movement from room to room, the approved voice-over on top, music underneath. Every transition is checked frame by frame.

Ready within 3 working days
You receive the film in 1080p, without a watermark, ready for the listing page and social media.
Sell what isn't built yet
With new builds and off-plan there is nothing to view. A tour through the renders lets buyers feel what they are stepping into, months before completion.
- Renders are enough. Whatever is in the brochure is material for a tour, even before construction is finished.
- International buyers join in. A buyer in another time zone walks through the property without a flight or an appointment.
- One style across the project. From a single villa to a full run of units: every video gets the same look and the same voice.

What do you need from me?
The photos or renders, plus anything else you have: brochure, floor plans, sales information. I use those facts for the script, so the voice matches what you are actually selling. For off-plan, renders work just as well.
What does a film cost?
€1,500 per film, fixed, delivered within 3 working days. Multiple listings or a full project? We agree a tiered rate up front.
Do I see what you're going to make?
Yes. You receive the shot list and the voice-over script for approval first, so you know exactly which rooms appear and what is said. I only start building once you've signed off.
What can I do with the film?
Anything. You get the file without a watermark and use it without limits: listing, social media, ads, events.
Which language is the voice-over in?
English or Dutch, other languages on request. Voice and music are matched to the property.
Does this work for every property?
The basis is good photography. The better the photos cover the rooms and the route through the property, the stronger the tour. Not sure? Send the listing and I will tell you honestly whether it works.
Can you build a scroll experience like the one above?
Yes, that's exactly what's happening at the top of this page: scroll down and you move through the apartment yourself. I build that for your listing on your own website too, as a separate service alongside the film.
